“Design on the Fly” Property Analysis
During our 1 1/2 hour “Design on the Fly” Property Analysis, The Nester House and the home seller walk through the property together. The seller takes notes while we provide expert advice on how to enhance the property’s appeal. The seller is on their own to accomplish the list of recommendations compiled. Once the client has completed their tasks, The Nester House will perform a 30 minute “check back” to fine-tune. $200 fee for total package.

Level 1 – Occupied Staging
Provides design/staging skills targeted to enhance the property’s market appeal by utilizing only the seller’s furnishings and accessories. We optimize furniture arrangement, edit furnishings, rearrange art and reposition accessories. No staging props are added.
Level 2 – Occupied Staging
The Nester House will utilize the seller’s existing furnishings and accessories, with the addition of staging props as needed from The Nester House to round out the property’s appeal. All staging props placed in the property are to be rented to the seller for a three-month period which may be extended monthly as necessary.
Level 3 – Vacant Staging
The Nester House will fully furnish and accessorize a vacant property as needed combining rental furniture items selected by The Nester House specifically for the property and decorative accessory props from The Nester House’s prop library. The property sellers are expected to contract separately with the Rental Furniture Company for the larger furniture pieces.
